Eli Capital Advisors was founded in 2012 and we are an independent firm comprised of a specialized team of principals, advisors, and consultants with in-depth commercial real estate and financial industry experience. Our team brings you a large repertoire of skills including finance, underwriting, financial modeling, originations, loan servicing and administration, risk analysis, and asset management, among others. As your financial analytics partner, our mission is to provide you with solid due diligence solutions and an excellent service experience.

IAN CARLOS, Principal
Ian started in the commercial real estate finance industry in 1998 as a Certified General Real Estate Appraiser with Landauer Realty Group (now part of Newmark Knight Frank) focused on large-scale institutional-quality commercial properties nationwide. He then honed his underwriting, credit, investment, and ARGUS analytical skills with Capital Trust, Inc. in New York City (now part of The Blackstone Group, L.P.), a company founded by Sam Zell and the gold-standard of mezzanine lenders in the early 2000s. His passion for real estate and credit analytics is backed by experience acquired through over $15 billion of transactions. Ian has been actively involved in both the credit analysis and financing of numerous office, retail, multifamily, hospitality, mixed-use, industrial, and specialty-use properties throughout the United States. He has expertise in the analysis of securitized CMBS and balance sheet investments including conventional first mortgages, mezzanine loans, B-Notes, and other highly structured transactions involving acquisition, recapitalization, construction, development, value-add, and joint-venture projects. He was a regional head for a debt originations platform for Winthrop Realty Trust, a publicly-traded REIT, and its subsidiary Concord Debt Holdings. Ian has also worked with and for companies such as Cushman & Wakefield, The Situs Companies, Goldman Sachs, Centerbridge Partners, JPMorgan, and LaSalle Bank. He received his BA in Economics from Northwestern University and is a member of Northwestern’s Asian and Asian-American Alumni Association.
TRACEWELL GORDON, Chief Technology Officer
Tracewell (Trace) has partnered with Eli Capital Advisors as its CTO in the administration of IT infrastructure and digital marketing. He is also a successful entrepreneur and business owner providing web solutions to businesses. Trace began his professional career in accounting for a large firm in Los Angeles. From there, Trace attended graduate school in Washington DC where he studied Business Analytics and Corporate Law at the Catholic University of America. While in DC, he founded, grew, and sold his first startup. Trace has since founded and/or consulted for numerous other small businesses and startups, consistently playing instrumental roles in their successful growth and development. Currently, Trace utilizes his breadth of knowledge and experience to help dramatically improve operational and marketing processes and structures, saving clients considerable money through cutting edge technologies and innovative solutions.
